2021 for Wavensmere Homes
As we enter 2021, it’s time to focus on our goals and milestones for the next 12 months. The last year has been challenging for all and whilst we are thankful for the strength of the housing market, our thoughts are with the sectors that have struggled.
The UK housing market proved resilient throughout the global pandemic. Starting off strong at the beginning of 2020, Prime Minister Boris Johnson put the nation in lockdown to help curb the spread of COVID-19.
Once reopened, Chancellor Rishi Sunak announced a stamp duty holiday which resulted in a property boom. This scheme is still in place and due to end on March 31st.
Wavensmere Homes are proud to have reached the goals and milestones that were initially planned for 2020, despite the global pandemic. The Forge completed ahead of schedule and Nightingale Quarter sold out on Phase One. You can read more about the current progress of the developments here.
To conclude 2020, Zoopla reported that the house prices increased by 3.9% making the average value of a house £222,900. This is all due to help from the government from stamp duty savings and high levels of buyer demand compared with supply.
2021
Yesterday, on 4th January 2021, the nation was once again put into lockdown. However, construction and the housing market remain open. Meaning house viewings are able to be carried out as well as work onsite to Nightingale Quarter.
The UK housing market plays a crucial role in the country’s economic recovery post COVID-19. The National Home Building Fund, announced by Rishi Sunak back in November, promises to pledge £7.1bn over the next four years. This will help provide up to 860,000 to meet demand for more housing amid the current shortage. Within the funding, £2.2b will go towards supporting housebuilding which includes SME, MMC and a new Help to Build scheme.
Wavensmere Homes
Wavensmere Homes have eyes set firmly on company growth for 2021. We continue our search for new land and sites and look to invest in key locations in and around the East and West Midlands. The aim to become a major stakeholder in these areas. Our 2021 focus remains on the development of standard housing with a minimum of 50 plots.
Nightingale Quarter is our largest project to date of nearly 800 homes in the centre of Derby. 2021 milestones include the completion of Phase One and Two and the unveiling of Pepper Pot South. We look forward to releasing key dates such as the show home launch and handover of keys very soon.
Wavensmere Homes look to continue to grow the company over the next 12 months. Last year we welcomed Laura O’Sullivan to the team to internally manage the social media and marketing of Wavensmere Homes. This year, we have already brought in a new Quantity Surveyor, James Muckian. We are always looking for dynamic people within the industry to join Wavensmere Homes.
