£25m of Homes Completed at Wavensmere Homes’ Belgrave Village in Birmingham This Month
Over a quarter of the 438 houses and apartments at Belgrave Village in central Birmingham have been handed over to customers this month (November 2024). The £106m 12-acre regeneration scheme is being delivered by Wavensmere Homes in partnership with Galliard Homes and Apsley House Capital.
Accessed off Belgrave Middleway (A4540), just outside the city’s Ultra Low Emission Zone, 90% of the homes have already been matched with purchasers at the off-plan stage. The popularity of the scheme is being attributed to the attainable prices, which start from £79,500 via shared ownership from Home Reach. The homes include eco technology such as air source heat pumps, and glamourous three-metre-high ceilings within each floor of the houses.
235 homes are now occupied, with 203 plots yet to be handed over. Additional residents will be moving in every month, leading up to the spring 2025 build completion. A three-bedroom show house, two-bedroom apartment, and various communal gardens were unveiled earlier this year – and are available to view six days per week.
Belgrave Village incorporates an on-site gym, co-working space, screening room, and concierge service. The six acres of linear parks and mix of apartment and house types enables occupiers to care for a small pet. The gas-free homes also have a high EPC-rating, enabling purchasers to benefit from Green Mortgage rates.
With more people now working from the office rather than home, city living is having a resurgence across the UK. Even with the volume of high rise rental blocks being developed, there is a significant shortage of new homes in Birmingham. With a range of on-site amenities, Belgrave Village appeals to design-conscious buyers who lust after an Instagram-worthy home they can afford. The apartment buildings – which rise up to 11 storeys – also benefit from amazing views across Birmingham and its suburbs.

City professionals and families are choosing to move to Belgrave Village because they can get a better quality home for their money, especially if they’ve previously been renting. Homes purchased for investment are also in high demand with vying tenants. Rental yields at the development equate to well over 6%, which reflects a greater return than other comparable areas of central Birmingham, such as the Jewellery Quarter and Digbeth.
Each Belgrave Village home benefits from natural ventilation, and low energy appliances, to enable occupiers to lower their carbon footprint and household bills. The houses are sold with a parking space, while purchasers have the opportunity to buy parking with the one- and two-bedroom apartments.

For local journeys into the city’s business, shopping, and cultural quarters, cycling and E-scooters that are readily available for hire are the preferred methods of transport for most residents, although bus stops are positioned close to the new development. Moor Street station and New Street station are both around 1.5 miles away, offering frequent services across the UK rail network. Trains from New Street to London Euston take 63 minutes. The Belgrave Village site was previously Joseph Chamberlain Sixth Form College and Birmingham Sports Centre, but had lain derelict for 20 years. Headquartered in Edgbaston, Birmingham, Wavensmere Homes has over 3,500 new homes either in production, or planning.
