Doors Open at Green Mortgage-eligible Show House at £106m Belgrave Village in Central Birmingham
The first show home has been unveiled at the £106m Belgrave Village development in central Birmingham. The 12-acre regeneration project – consisting of 438 eco-efficient houses and apartments – is being delivered by Wavensmere Homes in partnership with Galliard Homes and Apsley House Capital.
Accessed off Belgrave Middleway (A4540), just outside the city’s Low Emission Zone, 65% of the homes have already been matched with purchasers. The popularity of the scheme is being attributed to the attainable prices – which start from £190,000 – eco technology including air source heat pumps, and design features such as three-metre high ceilings within each floor of the houses.
A two-bedroom show house by Belbroughton-based Blocc Interiors has been styled to articulate the refined luxury of the Georgian-era ceiling heights. A mulberry and deep blue graphite colour palette has been combined with black finishes, gold detailing and dark woods, to illustrate how a bold contemporary interior can bring a new dimension to the urban living experience.
Donna Smith, Sales Director for Wavensmere Homes, said: “Birmingham is an international city with a property market to excite all tastes and budgets. The sales rate at Belgrave Village has bucked the trend ever since the launch last year, because we are offering eco-efficient houses and apartments surrounded by new linear parks and a range on onsite amenities.
“We are currently handing the keys over for the first 60 plots and it’s great to see people make Belgrave Village their home. City professionals and families are choosing to move here because they can get a better quality home for their money, especially if they’ve previously been renting.
“The show home enables us to showcase our specification and the wow-factor of the three-metre high ceilings within the two- and three-storey houses. Meanwhile, the apartment buildings rise up to 11 storeys, with amazing views across Birmingham and its suburbs. This development is really appealing to design-conscious buyers who lust after an Instagram-worthy home they can afford.”
Each Belgrave Village home benefits from air source heat pumps, natural ventilation, low energy appliances, and EV car charging points, to enable occupiers to lower their carbon footprint and household bills. The 174 two-, three- and four-bedroom houses are EPC-B rated, which qualify for green mortgage rates. The houses are sold with a parking space, while purchasers have the opportunity to buy parking with the 238 one- and two-bedroom apartments.
Once complete, Belgrave Village will offer residents access to a gym, co-working space, screening room, and concierge service. The scheme design and mix of apartment and house types will enable occupiers to care for a small pet.
Philippa Simpson, Managing Director of Blocc Interiors, said: “Working with Wavensmere Homes on Belgrave Village was a wonderful opportunity for us to enrich our city with creativity. Large bespoke-commissioned canvas art pieces serve as focal points and blend seamlessly with the interior design. Our guiding principle was to maximise the wonderful ceiling heights and infuse the home with a refined sense of luxury.
“We specified luxurious fabrics for bespoke-made cushions, then matched this with a selection of textured, understated Arte wallcoverings to further enhance the property’s opulence. These wallpapers, adorned with intricate textures and delicate patterns, serve as a canvas for the interior pieces, adding a layer of sophistication and creating an enchanting atmosphere. The seamless union of these textured wallpapers with the richness of our chosen fabrics introduces a discreet opulence that permeates every corner of this home. We are excited to share the narrative of this design and are confident it will strike a chord with prospective purchasers seeking to combine style and city living.”
All Belgrave Village homes feature contemporary fitted kitchens with integrated appliances. Bathroom suites are by Geberit with coordinating Bristan brassware. Flooring is provided throughout each home, consisting of a mix of luxury vinyl tiling and fitted carpets. A two-bedroom third floor 648 sq ft apartment is priced at £265,000. Three-bedroom 1,079 sq ft Lucas houses are priced at £399,950.
For local journeys into the city’s business, shopping, and cultural quarters, cycling and E-scooters that are readily available for hire are the preferred methods of transport for most residents, although bus stops are positioned close to the new development. Moor Street station and New Street station are both around 1.5 miles away, offering frequent services across the UK rail network. Trains from New Street to London Euston take 63 minutes. The A4540 leads to the Aston Expressway (A38M) and provides easy access to the national motorway network.
Wavensmere Homes has invested in virtual reality, augmented reality, and a range of fly-through videos, to give prospective purchasers the opportunity to get a real feel for each available home.
The Belgrave Village site was previously Joseph Chamberlain Sixth Form College and Birmingham Sports Centre, but had lain derelict for 20 years. Headquartered in Edgbaston, Birmingham, Wavensmere Homes has close to 3,500 new homes either in production, or planning.
