Wavensmere Homes – November Update
A November update from Wavensmere Homes.
We are fast approaching the end of the 2020 and what a year it has been.
Whilst we are aware that the construction and housing industry has remained firm throughout this pandemic, our thoughts are with the sectors that have suffered.
As always, November has been busy with sales, progression and meeting milestones. Our sites are preparing for winter and the annual Christmas shutdown that occurs in construction. Read about the site-specific updates below.
The Forge – Digbeth
This month we welcomed the news that The Forge officially sold out, prior to Practical Completion. In addition to this, Practical Completion is due this week which will be five weeks ahead of schedule. A big well done and thank you to all involved in The Forge. It’s a fantastic development in the heart of Digbeth, Birmingham.
Furthermore, more purchasers are moving in just in time for Christmas. We hope to see many Christmas trees and lights in the windows and homes.

Nightingale Quarter – Derby
There has been huge progression on-site at Nightingale Quarter this month. With major works happening on one of the Pepper Pot buildings. These are historic buildings that date back to the 1800s and will remain an important feature of the development. Work on the Pepper Pot includes new windows, brickwork repair and new rear facade works to the extension.
Overall, six houses were sold at the Nightingale Quarter in November.
Phase One specifics
Plots 1 – 5
Kitchens are starting to be installed along with sanitary wear and internal painting.
Plots 6 – 19
Scaffold is being dropped whilst first fix and plastering has commenced.
Plots 63 – 78
Trusses are being installed and all plots should be wind and water tight by the end of the year.
Phase Two foundations are underway.
Crocketts Lane – Smethwick
Continued high interest in last two apartments of a 181-unit scheme at Crocketts Lane. These apartments are ideal for investment with forecasts of over 6% rental yield due to location, parking and private courtyards. Read about the development here.
Wavensmere Homes
At the start of the month, Wavensmere Homes were delighted to learn we had won Insider’s Property Deal of the Year 2020. Such a fantastic award for the Nightingale Quarter that reflects all the hard work the team has and continues to put into the site.
Judges commented: The judges said: “We have to take our hats off to the team behind this. The fact they’d found a solution to get one of the biggest regeneration sites in the UK away, when many previous attempts had failed, was a real achievement.” Read more about the development here.
Wavensmere Homes always has eyes on the future. With this, we are continually seeking new development and investment opportunities within East and West Midlands. Specific land requirements include:
- Minimum of 50 houses
- Subject to planning
- Consented sites
- Preferably city centre
- Specific locations include Derby, Nottingham, Leicester, Wolverhampton, Oldbury, West Bromwich, Smethwick
